Completed in 1996, Tsatsu Shores is recognized as the first market housing residential development completed in partnership with the Tsawwassen First Nation on their traditional territory. The four-storey, wood-frame, 86-unit condominium development features an underground parkade and heavy timber walkway system.
Located in the English Bluff area of Tsawwassen, BC, Tsatsu Shores is conveniently located just steps to the water, with the Tsawwassen Ferry Terminals and US Border minutes away.


The first large-scale James Hardie® Siding project in BC.
Recognizing the challenging weather conditions that are common along the Pacific Ocean, which included the horizontal stress of rain at 80+ km/hr wind gusts, we adapted the exterior design of the development from stucco to James Hardie® fibre cement siding.
Engineered for extreme climatic conditions—including moisture, cold temperatures, and humidity—James Hardie® siding is a proven investment, maintaining its structure and appearance 25+ years after installation.
We’re proud to have been the first builder to work with James Hardie® fibre cement siding on a large-scale residential development in BC, especially considering that any other exterior finish—whether it be stucco, vinyl, or wood—would not have weathered the challenging conditions as well as the fibre cement siding.
